Median prices rose in most McHenry County suburbs last year, but are still off as much as 60 percent from 2007 highs, adjusted for inflation, according to sales data collected by Blockshopper.com.
Prices rose by 6 percent in Crystal Lake, 5.1 percent in Lake in the Hills and 10.7 percent in McHenry. Algonquin (+2.7 percent), Huntley (+10.2 percent), Cary (+7.1 percent) and Wonder Lake (+17.5 percent) also saw prices go up over 2016.
Despite gains over 2016, real estate markets in the county's largest cities have had a difficult time recovering home values over the last 10 years.
In Woodstock, the median price fell from an inflation-adjusted $237,770 in 2007 to $150,000 in 2017 – a difference of 37 percent.
Median prices in Crystal Lake were 25.2 percent lower in 2017 than in 2007. Lake in the Hills (-26.4 percent), McHenry (-33.4 percent), Algonquin (-21.7 percent), Huntley (-25.6 percent) and Wonder Lake (-30.5 percent) also continue to see prices significantly lower than their 2007 peak.
Barrington Hills is among the best performers over the past 10 years but is still down 43 percent.
Prairie Grove, Wonder Center and Chemung have the worst 10-year performances.
