City of Crystal Lake issued the following announcement on Apr 21.
New proposed plans offer a mix of uses that would transform this key parcel between Three Oaks Recreation Area and the Northwest Hwy Commercial Corridor.
A mixed-use development is being proposed for the Crystal Court Shopping Center adjacent to the City of Crystal Lake’s Three Oaks Recreation Area. The development team, Fiduciary Real Estate Development and Hamilton Partners, Inc., presented a concept plan to the City Council at Tuesday’s meeting. The plan includes four possible iterations of a redevelopment that would transform this tired shopping center into a vibrant neighborhood that offers a cohesive mix of luxury apartments, townhomes, retail, sit-down restaurants, entertainments uses, and a potential hotel or senior apartments. The mixture of land uses coupled with an amenitized and expansive public realm create a thoughtful human-scale design approach. The mixed-use development would provide new housing alternatives and amenities in this key corridor for the City, promoting greater livability and economic energy in the City.
“The Fiduciary/Hamilton Partners plan is a welcome addition to the ongoing revitalization experienced throughout the City,” said Mayor Haig Haleblian. “The upcoming review, zoning, and approval process will continue to fine-tune this iconic proposal, elevating some of the elements and amenities, making Crystal Lake an ever greater place to live, work, and visit.”
As depicted in the variations of the master plan and site renderings, the proposed redevelopment would feature:
- Up to 62,000 square feet of retail
- 251-unit apartment community
- Up to 35 townhomes
- Potential 120-room hotel
- Potential senior independent living building
- An expansive, flexible outdoor open space with best-in-class amenities
- Expanded sidewalks and an activated ground level
“Enhancements along the City’s most prominent corridors encourages new investment opportunities that benefit the entire community, and increases access to vital services such as retail, restaurants, entertainment, and other professional services,” said Mayor Haleblian. “This project will further activate one of the City’s main commercial corridors, attracting new residents and visitors, and enhancing the livability and quality of life of our City’s core.”
