City of McHenry Planning & Zoning Commission met July 16

Here are the minutes provided by the commission:

Chairwoman Rockweiler called the July 16, 2025, regular meeting of the City of McHenry Planning and Zoning Commission to order at 5:30 p.m. In attendance were the following: Commissioners Locke, Rockweiler, Riley, Gleason, Beattie, Bremer, and Lehman. Also in attendance were City Planner Cody Sheriff and Deputy City Clerk Monte Johnson.

Approval of the Agenda:

Members of the Commission unanimously approved the agenda via voice vote.

Approval of Minutes:

A motion was made by Commissioner Beattie and seconded by Commissioner Bremer for approval of the May 21, 2025, Planning and Zoning Commission Minutes as presented. Voice

Vote: 7-ayes: Commissioners Gleason, Locke, Riley, Rockweiler, Beattie, Bremer, Lehman.

Motion Carried.

Public Input

No members of the public offered any public input.

Petitioner: Yo Majji Inc

Conditional Use Permit to accommodate the existing Automobile Fueling Station and Zoning Variations to accommodate all existing principal buildings and accessory structures at 3702 W Elm St

Chairwoman Rockweiler opened the file at 5:31 p.m. Planner Sheriff stated that all public notice requirements have been met. Chairwoman Rockweiler opened public comment at 5:31 p.m., and with nobody present to comment, she closed the public comment at 5:31 p.m.

A motion was made by Commissioner Riley and seconded by Commissioner Lehman to continue the hearing until August 20, 2025, at 5:30 p.m. Voice Vote: 7-ayes: Commissioners Gleason, Locke, Riley, Rockweiler, Beattie, Bremer, Lehman. Motion Carried.

Open Discussion

There was no open discussion amongst the Planning & Zoning Commission members.

Staff Report: Planner Cody Sheriff reported that a developer is interested in the former bank building on Green/Elm Street, and another developer is interested in the former Landmark School building. Both developers will appear at the next Council meeting for conceptual presentations. Lennar is still moving forward with their plans for a residential development. 

Adjourn: A motion was made by Commissioner Lehman and seconded by Commissioner Riley to adjourn the meeting at 5:33 p.m. Voice Vote: 7-ayes: Commissioners Gleason, Locke, Riley, Rockweiler, Beattie, Bremer, Lehman. Motion Carried.
